The El Dorado Hills Market for Listing Brokers is widely dispursed. The largest share has belonged to Agent Pat Siede, Coldwell Banker for some time as well as the highest numbers for total production. Her current share of listings is approximately 11% for all of El Dorado Hills. The second highest agent is at a bit over 3%. Therefore, 86% of the rest of the market is held by agents with less than a 3% share. Only a couple of them have even 2%. This describes a very open and competitive market where barriers to entry are not high. There is a good opportunity for the right person to get established in this market and then ride up the next cycle.
In one significant segment the market is not wide open. That is the Serrano Custom Area. By my count Pat Siede has a remarkable 59% of these listings. She has been selling in this area since it opened in 1997. She lives in the area and is a member of the country club. She treats customers very well and has both strong name recognition and strong referrals. She has built a three agent team to handle the volume of this business without sacrificing customer service, they are busy even in this market. Its my guess based on her long record of high production that she sold most of the residents their houses originaly. The other 41% of the listings in the custom area are widely spread and include banks, finance companies and relocation companies as well as many agents with low shares. Coldwell banker is also an appropriate brand to rewpresent this area and steers buyers her way from the Bay Area. All in all this looks to be very well set-up and sustainable for some time. Clearly this is a great model of farming for someone to follow
